Using loft space is one of the most popular ways to extend your home and certainly the most cost effective. It utilises wasted space, can immediately add value to your home and create a fantastic space if designed correctly by your architect or architectural technologist. It can be one of the more complex types of extension due to structural implications, available head room and position of new staircase but an experienced designer can deal with all these issues.

You have to consider the access to the newly converted loft, the stairs can be problematic and you also have to remember the new staircase will impact the floor below the loft. Do you have space for the new staircase; will you have to reduce the size of an existing room to install it?

There are no headroom minimum standards for room heights, but there are for the staircase. Always consider the usable space within the new room. Don’t be fooled by the size of the floor space on plan as roof slopes impact greatly on the space. Consider what you want to use the new room for; is it going to be a main bedroom, a guest bedroom or even just extra storage room? Either way space is the key factor.
