Within existing permitted development rules you can achieve a very good sized extension without requiring planning permission.

The full details are still vague but it is believed that the limits for property extensions will be doubled for a single storey rear extension from 4m to 8m for a detached property and from 3m to 6m for a semi-detached or terraced property. This is measured by the distance from the original dwelling rear wall. There are a handful of other factors involved such as if you have previously extended since 1948, distance to rear boundary, overall size of build and ridge/eaves heights.
